company to provide Hotel and hospitality Service in Nigeria and beyound. The Company's

* The promoters of Flightpath, having been exposed largely to hotel service and
international business activates in Nigeria and abroad recognized that the on-going
Ieconomic policy reforms of the Nigeria Government has brought about favorable
invesment opportunity in area so far under serviced and unexplored. They believe that the
economic indices of recent year reflect progression especially with the country's improved Iimage in the international business environmental and better acceptance by the
international political community.
* They have also reviewed the Hotel and leisure sector in he Economic Community of
the West African States, (ECOWAS), and have identified the huge gap in the number, Iquality of offering and service standards in the Industry in Nigeria, more particularly in
lagos, Nigeria, and Abidjan, Cote D'lvoire areas. They have therefore decided to invest in Ithis service sector by establishing

* AIC LIMITED intends to build a hotel and commercial complex on a site adjacent to the
international terminal at Muritala Mohammed International Airport ("MMIA"). the
development would include two hotels- a deluxe 300 room hotel and a mid-market 150
room hotel, both which would be internationally branded-and an_adjacent structure with
mixed commercial use and otherfacilities.
* The mixed use aspect, which would be known as the World Trade Centre, is to include
convention facilities, entertainment, commercial office space, retail and food bever age
outlets.

FLiGHTPATH HOTEL AND RESORT COMPLEX

THE LOCATION
* The site for the proposed mixed use development is located approximately 400 metres
from the international terminal at MMIA. The airport is in Ikejar in the north of Lagos State,
close to the border with Ogun State. the road journey from MMIAto downtown Lagos
(Ikoyi, and Victoria Island) takes, in good conditions, from 45 minutes to one hour. traffic
Congestion, however ,can increase this journey time considerably, particularly during
periods of heavy rain and in rush-hour. to some extent, the uncertainty of the journey-time is
a positive factor for the proposed hotel, due to guests arriving at the airport early to avoid
any possibility of missing their flight; conversely, there will be demand from people flying to
Lagos (on domestic and international flights) and choosing to do their business from an
aiport location.

A mixed use development located on a prominent site in the diplomatic
quarter ofdowntown Abidjan. the project comprises a 30 storey tower with
100 apartments and 23,OOm2 of flexible office area. the tower is topped
with a luxury Health Club and RestaurantAlongside the tower are fronting
the waterside ·is a 270 room hilton hotel with a 600m2 Casino. 300 car
parking spaces are provided underground beneath the development.

OFFICE AND RESIDENTIAL TOWER PROJECT
* Cote d'ivoire and Abidjan has a serious shortage of residential and office space: The
current real estate market and its projected development are not sufficiently provisioned to
support the country's expected rapid economic growth. the prime location in the Plateau
district, close to a 5-star international brand hotel, a high-end product targeting high income
earners are surely competitive advantages for this project.
* Office & Residential Tower positioning
Considering Abidjan's current real estate situation, particularly in the Plateau district,
the project will undoubtedly retain prime position-being close to major company head
offices, national and international institutions, embassies and presidential palace, positions
the project at the centre of high-income demand.
* The 31 -storey tower, comprising a mixed-used product (office and residential), should be
primarily aimed at new international companies and institutions willing to establish or expand
their presence in Abidjan. the expected political stabiisation coupled with economic growth
should attract an increasing number of international companies and drive demand for the
project.

Taking into consideration Abidjan's business environment, current real estate supply
and demand, as well as the proposed site, the creation ofa 31-storey building:
